Rental Application Instructions

To ensure prompt processing, please pay close attention to these instructions to submit a complete application. Incomplete applications will NOT be processed, and application fees are non-refundable.

ü Every occupant over 18 years of age MUST submit an application and pay a separate application fee.

ü Application fee is $50 per adult, non-refundable and must be paid online at the time of application.

ü Co-signers/Guarantors must submit a full application and be legal residents of Virginia.

ü Broker will hold property for a maximum of 7 days from Application approval to Lease start date.

ü Be prepared to submit the following into your online application:

1. PHOTO ID

2. PROOF OF INCOME:

- Two most recent paycheck stubs or job offer letter AND last two year's W2’s or tax returns.

- If Self-Employed: Current Profit & Loss Statement and last two years tax returns.

- Section 8: Voucher and Request for Tenancy Approval.

- Explanation of Benefits for S.S., military retirement, or any other income.

3. OTHER:

- Military Applicants: Copy of LES and/or Orders

- If you have a Pet/Animal: Attach color photo of each animal PLUS Veterinarian record confirming all vaccinations are current.

- Explanation for extenuating circumstances; ie. negative credit, judgment, eviction, employment, etc.

- Copy of your Realtor’s business card

What happens next?
~ Application processing may take up to 3 business days once an application is fully completed. We process on a FIRST COME, FIRST COMPLETE basis. Applications are NOT reviewed on weekends or holiday.

~ Within 2 business days of approval; the first month’s rent plus prorated rents and applicable fees, must be paid in certified funds or wire transfer; and Lease must be signed by all parties.

~ Prior to taking occupancy, Tenant must establish all Utility accounts and Renter’s Insurance. Security Deposits will be due in certified funds or wire transfer, payable per the Lease, on or before Lease start date.

What we evaluate: (this is not an exhaustive list)

  • Credit history (including scores) -- if the property listing specifies a minimum score we will only accept scores that meet that minimum or higher

  • Criminal background checks

  • Up to two incomes to qualify for the annual minimum income specified in the property listing. Income verification is completed by a third party.

  • Debt-to-income ratios
